Why Brownfields?
Why Take on a Brownfields Redevelopment?
Brownfields are a threat
We have over 2,200 contaminated sites in Washington state. These sites are usually abandoned and tax delinquent, meaning they’re ugly and not doing the local economy any good. As eyesores, they lower the value of neighboring properties. Brownfields also threaten the health of people, animals and water systems.
Brownfields are an opportunity
Yet as the land available for new development gets more expensive and scarce, brownfields are an affordable option with a potential for a high return on investment. Brownfields are economically more appealing for several reasons:
They’re usually cheaper than raw land
They’re often in desirable locations such as near city centers or on the waterfront
They’re part of an existing transportation and utility infrastructure
They sometimes have facilities you can reuse, like buildings and docks
They can be eligible for financial incentives such as tax programs or financial assistance
Brownfields are a smart move
The public benefits of brownfields redevelopment are also significant:
